Preparing a Premium Property for Sale

Preparing a property for sale is not the same as styling it. The useful sequence is to understand the property, decide how it should be positioned, and only then spend money on presentation.

    Agree the objective

Price, timing and certainty pull against each other. An owner who needs a settled date will run a different campaign from an owner who can wait for a particular buyer. Write that down before the photography is booked. The campaign should match the objective, not a standard package.

    Presentation, in proportion

Repair what a buyer will notice and what a building report is likely to raise. Declutter, let the light in, and bring the garden up to the standard of the house. A full renovation is sometimes justified. Often it is not. Money spent on a finish the likely buyer will replace is money taken off the result. Presentation should make the property easy to understand, not disguise it.

    Have the facts ready

    • Title, inclusions and anything that is leased, licensed or excluded.
    • Known works, warranties and approvals that actually exist. Do not imply an approval that has not been granted.
    • A price guide the owner can explain, with the comparable sales behind it.

    Negotiation

Qualified buyers, a clear process and a calm record of what has been offered matter more than noise. Preparation does not guarantee a higher price. It does make the campaign easier to run and the negotiation easier to follow.

This is general information, not personal financial, legal or planning advice. Planning rules differ by state and by council, and they should be checked for the specific property.
